The June 2026 numbers reflect what I have been seeing with buyers and sellers across the Peninsula.
Single-family home sales in San Mateo County were up nearly 22% from last June. The median sale price reached $2,150,500, up 7.5%. Homes also sold faster, with the median time on market dropping from 38 days to 33 days. On average, they sold for 106.9% of the final list price.
What I find most interesting is that new listings were almost flat, while sales increased by 75 homes. Buyers had more success finding homes and getting into contract, but the best properties still moved quickly.
The condo market also improved. Sales rose nearly 15% from last June, and the median sale price increased to $875,000. Condos sold at an average of 100% of the final list price. New listings were down more than 20%, so buyers had fewer new choices.
For sellers, this is still a good market, but presentation and pricing matter. Buyers are paying attention. Homes that show well and are priced correctly have the best chance of selling quickly and attracting strong offers.
For buyers, competition is still real, especially for single-family homes in desirable neighborhoods. It helps to have financing lined up, disclosures reviewed, and a clear offer strategy before the right home comes along.
Countywide numbers only tell part of the story. Conditions vary by city, neighborhood, price range, and property type. A home in San Carlos can behave very differently from one in Burlingame, Belmont, or Redwood City.
